She is closed for business for winter but is definitely available for showing. The owners will contact the resident caretaker to conduct tours with an appointment. The transmission has a minor leak, that requires a new seal (estimated at $300 repair by the owner). Below is a 2018 Q&A with the seller: The B&B is a steel hull sternwheel riverboat 97' LOA (length over all). - 3 decks, with approximately 3,000 square feet living space. - She was purpose-built in 1993 as a floating B&B. - Now operating - Potential uses include: fishing/hunting lodge, corporate retreats, private houseboat - 1968 Mac Hydro Dyne main (logging truck engine). - 3 decks, 240V shore power, city hookups, Wi-Fi. - 7 ensuite staterooms (9 1/2 baths total) - Full galley, large pantry, stainless 3-hole sink - Bosch dishwasher - Spectacular rear deck solarium, - Stunning wooded salon with wood pellet stove - Large laundry room with 2 washers / 2 dryers plus toilet and shower - Per the Seller, currently the vessel is appraised $475K. 1 What is the person/weight capacity of the vessel? The original hull capacity was rated for 100 persons - this number is unlikely since the lodgingconfiguration with guest cabins on deck 1 and 3 breaks up the space. Deck 2 is the common area with Salon, Dining, and Solarium. 2 What is the condition of the hull? The hull is 1/4" steel, with watertight bulkheads every 10'. The vessel was hauled-out at Port of Toledo, Oregon Boatyard in October 2017 for full hull cleaning, inspection, and paint. New anti-corrosive zincs were installed. The stern assembly (paddlewheel) and smokestacks are also rust free and newly painted. 3 Are the floors all wood or is there some carpet? All floors - nearly 3000' sq. are recycled old growth Douglas fir. Carpet runners on the stairs. 4 How much is the current moorage fee in Newport? $824 per month. 5 What is your occupancy rate? We are closed November, December, and January, through mid-February: (0%) Late February to June: 20-55% (varies) July, August and September: about 85%. 6 Looking at the diagrams on your website I can see 8 total rooms with bathrooms. Why is the room on deck 1 not used currently? It is a small cabin due to water-heater closets which have been added. We use it for friends and family visits (plus storage) The boat was originally built with 8 guest rooms plus crew quarters (now converted to the laundry room with 2 washers and 2 dryers, deep wash tubs, toilet and shower.) We rent 5 guest rooms. ADA (American with Disabilities Act) exempts facilities from requiring ramps and elevators for lodgings with fewer than 6 rooms - which are owner-occupied. Thus, we qualify as a private home rather than a public inn. 7 Are there two bathrooms in the owners' apartment? That space was created by removing an adjacent wall, thus creating a 2/bed 2/bath suite on the top floor. This suite may be reconverted as a large guest suite, moving the owner/manager to a cabin on the (less desirable) lower deck. 8 Do you operate the B&B year-round? Presently we liveaboard about 9 months per year. We engage a caretaker to liveaboard while we are away. The business is closed during that time. 9 Is there a bathroom on Deck 2? There is a half-bath, located between the main salon and solarium. 10 What facilities are in the kitchen? U S Range Commercial electric stove/oven 2 refrigerators, freezer, Bosch dishwasher, microwave, convection oven, 3-hole stainless scrub sink in compliance with Health Dept. requirements. 11 Can the boat be moved to another location? Yes, the vessel may be barged or tugged to another location. Ocean transit is not recommended with a flat-bottomed vessel. 12 Could the top floor/roof be made into a deck? Is it accessible? The roof is accessible only by crawling out the rear of the Pilot House. Not feasible. 13 What size are the beds? Our 5 guest rooms: 3 queens and 2 kings. Each has a private bath. 14 Are the walls thick enough between the rooms that TV's could be instal
